A FIVE YEAR LOOK BACK
Spring 2015 saw the start of the transfer of 8,500 homes from Salford City Council to Salix Homes. Since then, there have been some big milestone moments, from the Boxing Day 2015 floods to building our first new-build homes and launching our first paid Customer Committee – we have overcome and achieved some incredible things over the last five years.
We’ve successfully improved over 6,000 homes with an investment of £77.84 million for those homes and the neighbourhoods in which they reside, a 99.74% satisfaction rate for the investment work and most importantly 100% of homes made decent.
We’ve also proudly led the way in building safety in the wake of the Grenfell disaster, transformed 178 empty buildings into much-needed new homes and let over 2000 homes to new tenants – and that’s just a snippet of what we have accomplished.
Let’s take a look back at some our most memorable moments from the past five years…
The Boxing Day floods – a day that residents of Salford will not soon forget.
Barbara Miles, 83, was one of the people whose lives were turned upside down by the devastation that followed the Boxing Day floods.
Barbara said, “After the floodwaters went down, it was awful. Salix Homes’ response was great though and the workmen were really nice. I got a new kitchen and new floors, plus they’ve also fitted flood doors - I never want to test them out but they are meant to be very good.”
Over the next three months, nearly 300 Salix Homes properties went through a major programme of improvements to refurbish the homes, bringing in contractors - Emanuel Whittaker, Seddon and A.Connolly Ltd to accelerate the work.

There was a real Dunkirk spirit, with everyone from residents, Salix Homes’ employees, the council, other housing associations, the Environment Agency and the emergency services pulling together to try and protect residents and their properties.”
Salix Living & The Empty Housing Scandal
Salix Living has created almost 200 homes in Salford by bringing empty houses and deserted buildings back into use. In February 2019, Salix Living appeared on BBC One’s The Empty Housing Scandal. The programme visited a row of derelict shops that had been converted into modern two-bedroom apartments for people in housing need.
Brian Jervis (78), who now lives in one of the new flats, welcomed presenter Matt Allwright and a camera crew into his newly-refurbished home.
“It’s marvellous what they’ve managed to do with the place. I’m a carer for my son, and he needed a bigger bedroom. It’s everything we need.”
The Empty Housing Scandal also featured converted pub, the Star Inn and former women’s shelter Joan Lestor House, before work had yet to begin on the properties.
Jonathan Drake, service director at Salix Living, said: “The shops had been empty for 20 years and were a magnet for anti-social behaviour. By bringing them back to life, we’ve not only provided local people with a safe and affordable place to live but also removed the blight of the empty buildings.”

Building new futures
The houses on the Poets estate in Swinton were once blighted by subsidence due to structural issues caused by historic mining.
In 2016, an ambitious development project was given the green light. The affected houses would be knocked down and replaced with brand-new, modern homes.
One of these tenants was Lisa Warner, whose family moved to the Poets estate, also known as Beechfarm, in 2000.
“I was really excited to find out that we’d be getting one of the new houses. When people would come around to visit, they’d feel seasick, because the slope was that bad.”
Lisa and her family were one of the first to move into the first 22 houses when they were completed in May 2018.
“Even though the houses are new, they’ve managed to keep that sense of community. Our neighbours are really lovely, we get on so well.”

The Boxing Day floods of 2015 devastated homes and businesses in many parts of the North West. Around 300 of our homes were affected. Over the months that followed we supported residents and started a major improvement programme to refurbish all the homes.
We set out on our five year journey to 2020 with our corporate plan, Let’s Grow Together.
Construction work started on the Poet’s development, our first new build housing development.
We launched Love Your Neighbourhood, providing dedicated teams and a community grant for each neighbourhood.
We launched The Hive, an affordable housing scheme for young people in Salford. We've transformed a number of empty buildings into desperately needed housing.
We were recognised as one of the top 100 not-for-proﬁt organisations to work for in the UK.
We launched our Rethinking Housing campaign, changing the way we provided our services in order to cope with the demands of the future.
We launched our first paid Customer Committee, giving our tenants a real voice by allowing customers unfettered access to scrutinise the organisation.
Our online customer portal, MySalix went live, making it even easier for our customers to manage their tenancy at the click of a button or tap of a phone.
A team of Salix Homes employees made thousands of phone calls to elderly and vulnerable residents during the Coronavirus pandemic, providing the human contact that was missed whilst ensuring they had access to food, fuel and medicine.
